1. You call me when you have a hot motivated seller or house under contract in the Washington DC area
2. We joint venture
3. I provide 100% of money (purchase, rehab, utilities, taxes, monthly payments)
4. You are NOT putting your credit on the line either
5. I rehab the home using my contractors
6. You get 10% of the deal if you bring us the deal
7. Extra 5% (15% total) if you manage our contractor during renovation

What you should be looking for and avoiding:
What to avoid:
-NO MLS properties (incl REOs, foreclosures, & short sales) we have agents sifting MLS already, most aren't great deals, assignability issues, more deals off MLS
-NO rural or war zones, must have multiple renovated comps in the area
-Worth 100k fixed, needs 20k work, 80k is NOT a good deal. Needs profit margin!
-NOT buy now and wait for market to roll around
-NOT a good deal if I need to expand or bulldoze house unless buying at land value
-must be in DC metro area (but no war zones or rural properties)
The best deals:
-Seller direct
-Actively selling area, must have multiple comps
-Must have a low enough contract (we can help with that)
-Hoarders, properties that can't be financed, rentals, short term rent backs, title issues OK
-Any price range OK in the Washington DC area
